Property Investor V’s Property Trader


One of the key differences between SARB Properties and many other companies offering ‘Sell and Rent Back’ is we are a property investment company and NOT a property trader.

 

Why is this important you may ask? If you’re not looking to rent your home back it may not matter, however as a property investor we are committed to owning any property we purchase at least 10 to 20 years (or longer), SARB makes its money from equity growth in properties, not through rentals.

 

Making money through equity growth enables us to offer Long Term tenancy options for all of our clients looking to sell and rent back their home, it also means we can be more competitive with the rent you pay. This is in stark contrast to property traders who generally need to sell their properties to release cash for further investment. The net result being they are generally not able to offer long term tenancies for anyone wishing to stay in their home.

Rents & The Governments “Tenancy Deposit Scheme”


SARB are committed to long term tenancies. Because we are an investment company we look long term which means we can be more competitive with rentals. In terms of rental increases, sadly they are a fact of life; at SARB Properties we make our profits through equity growth, and not rentals. Therefore we generally are able to keep rental increase to around half the industry standard.

At SARB Properties, we take our landlord responsibilities very serious. All our properties are full managed by our UK National Management Company who are experts in property management and who ensure that your home is looked after and complies with all landlord responsibilities. All our properties are annually checked and supplied with fire alarms fire blankets and emergency contact details. So from the first call you make i.e. requesting information on how we work to our annual maintenance checks, you can be assured that you are dealing with one unified professional property management group backed by a dedicated maintenance team. 

This means you can be confident that any home emergency will be dealt with in a prompt and professional manner at no cost to yourself.

In order to help you make the right decision, our team can talk you through the options we offer which are based on your personal circumstances and requirements. Armed with all the information, this will allow you to make the decision that is right for YOU. Even if that is not selling your property to us.

Because we look for long term rent back and we know it can be a big decision selling your home it is important YOU are 100% certain that this is right for you.

 

If you are not certain that this is right for you, we recommend you seek professional advice from a body such as the citizens advise bureau. The citizens advice bureau may be able to advise you on this or an alternative course of action. While the benefits of selling and renting back using SARB Properties are far and wide; ONLY SELL YOUR HOME IF IT’S THE RIGHT THING FOR YOU TO DO, and if we do not think it's the right thing to do, that's what we'll tell you.

Our service has no fees for you to pay, we pay for everything associated with the sale of your home. Including all legal fees, survey fees, etc– (this based on the successful completion of the property sale and the use of our recommended solicitors).
