A. How long can I stay in my property...
The simple answer is, for as long as you want; provided you adhere to your rental payment agreement and don't make any structural changes to the property. We want you to be there forever! An empty property is of no use to us, if you move out, it just means we need to get someone else in to rent it as we want to keep our properties for at least 10 years (preferably longer). That's why we offer long term tenancy options and don't look to make money on rentals.
A. How do I know you won't evict me in 6 months...
Talk to some of the people that have been renting back from us for a while, they will tell you we're not about that. If we did evict people after 6 months, our reputation for long term tenancies wouldn't last very long! We are all about keeping properties tenanted, and the very best people to have as tenants are the people that have already lived there for years, and already call it home...ie YOU.
A. How much will the rent go up...
We're not going to tell you your rent will never go up, because that's simply un-realistic. As a policy we put our rents up once every TWO years by 6% (unless you are on a fixed deal). To give you an indication of how that will affect you, a £500 per month rental will go up by £30 in two years. And just another £30 on top of that in four years.
A. What percentage are you below the market value?
On average our offers are around 20% below the market value of your house. We assess the market value of your house by using many databases and online tools. We then make an offer to you, which will also take into account how long YOU want to rent the property back for. It's then entirely up to you if you want to take that offer or not. Alternatively have a think about it and give us a call back when you're sure.
A. If I call you will you pressure me into selling?
NO. We don't do pressure sales, we don't want to and we don't need to. It's entirely up to you to decide if you want to take our offer or not. Any offer we make on your property does not change, we don't do 'sign on the day' deals, and our offers are valid for 28 days. Even if you can't decide within the 28 days, simply let us know and we'll come out and see you again, our offer may even be higher if your property value has gone up in that time!
A. What about maintenance on my house?
We'll take care of it! Any buildings related problems with your property will be taken care of by our national maintenance teams. You're also free to decorate the house how you wish (the whole house pink if you like!) All we ask is you don't make any structural changes without consulting us first. It's your home; we want you to continue to treat it like home. But rest assured, if you have ANY buildings related problem, they are down to us (that includes buildings insurance).
A. Are you a responsible landlord?
We think so. You home will get annual checks, you'll get smoke alarms and fire blankets installed as part of these checks, and anything that fails any of these annual checks will be replaced. Your only responsibility is to pay your rent.
